The Challenge
Provide functional luminaires while reducing energy costs and providing safety to residents
Southern Housing is one of the largest housing providers in the UK, with over 77,000 properties across London, South East, Isle of Wight, and the Midlands. Southern Housing provides affordable housing options for over 167,000 people, including social housing, rental, shared ownership, private market rental, and student accommodation. This project revolved around exterior lighting setup at one of Southern Housing’s sites, Stamford Hill, London, which was equipped with 130x 250W SON-T light fittings.
Southern Housing contracted AJS Electrical to complete the electrical work which procured the lighting solutions from Gemma Lighting. Stamford Hill had luminaires which operated 24 hours a day, 7 days a week. The 250W light source used 39KW in power consumption across the site each day. These lighting fixtures also needed a replacement every 3 years and required a site visit as well as specialist equipment to maintain each fitting.
On this site, AJS Electrical had a mix of 20-year-old flood lights, 25 lamp post tops, and 106 conical type post tops. The local community includes over 500 properties and 130 streetlights, from which only 10% of the original ones were still operating. Additionally, the lighting solutions would often fail, they provided poor illumination, and offered inadequate safety for residents who didn’t feel safe, not even leaving their homes at night.
The Solution
Gemma Lighting’s tailored solution.
Gemma Lighting provided the Trafalgar 30W luminaire in 4000K and Farlington in 20W luminaire in 3000K as an LED replacement for the previous lighting fixtures.
Gemma Lighting’s services were used in previous projects by AJS Electrical, who found the products to be robust and reliable. Various other lighting companies and luminaires were considered for this project, but Gemma Lighting met the criteria. AJS Electrical concluded that Gemma Lighting was the best manufacturer, with its lighting solutions produced in the UK, an important point for the client.
After a careful discussion and consideration with the Gemma Lighting Sales representative, the luminaires chosen for this project were the Trafalgar and the Farlington. Both these solutions have a traditional aesthetic with a modern LED light source and high performance. The Trafalgar is an LED amenity light manufactured with high pressure die cast aluminium and a prismatic diffuser for a controlled distribution of light. Likewise, the Farlington is manufactured from aluminium die-cast housing and stainless steel and features a high impact glass cover for additional protection.

The installation of Gemma Lighting products was seamless, with the fittings being easy to fit and the only issue the AJS Electrical experienced was problems when removing the existing light fittings due to rusty parts. Gemma Lighting’s solution achieved the goal of reducing both energy costs and having functional luminaires that provided a safer environment for its residents.
Before, the lighting on-site was on 24 hours a day, 7 days a week, and 52 weeks a year, totalling £115,839.36 in energy cost and a footprint of 184.66 tonnes. With the installation of Trafalgar and the Farlington lighting solutions, the annual energy cost decreased to £12,326.50, saving over £103,000. Likewise, carbon emissions saw a change of 165.01 tonnes.
By approving Gemma Lighting’s LED lighting solutions, Southern Housing also saved £32,500.00 on refurbishment costs. The client was very pleased with Gemma Lighting scheme, same as the residents, who were happy with the upgrade. In the future, both AJS Electrical and Southern Housing will consider using Gemma Lighting for their lighting projects.
